What is the Victorian Gables Homeowner Association (HOA)?
It’s a legal entity, a Colorado nonprofit corporation, with the legal name Victorian Gables Patio Homes at Silverplume Homeowners Association, Inc. The HOA oversees the maintenance, preservation and architectural control of the lots and common areas. The HOA raises funds through homeowner assessments (fees) and uses those funds for this purpose.

How much are the HOA fees?
As set at the December 14, 2024, annual member meeting, the 2024 HOA fee for each unit is $1390/quarter or $5560/year. Payments may be mailed to the official HOA mailing address: Victorian Gables HOA, 3036 Dunbar, #15, Ft Collins, CO 80526. You are also welcome to drop off your check directly to Ted Huston, HOA Treasurer, at unit 21. Payments are due on the first day of each quarter (Jan 1st, Apr 1st, Jul 1st, and Oct 1st).
What expenses does the HOA cover?
HOA fees pay for the care and maintenance of common areas and building exteriors, including the driveways, sidewalks and landscaping. Specific items include snow removal, lawn care, exterior painting, roofing and concrete repairs/replacement. The HOA Covenants specify which items are the HOA’s responsibility.
How is the HOA fee set?
Fees are set to assure the HOA has enough money to pay for anticipated expenses. There are 2 primary expenses components, normal maintenance and a replacement fund. Normal maintenance includes lawn care, snow removal, insurance and utilities. Putting money into the replacement fund assures the HOA can afford to repair or replace exterior items that wear out over time, such as roof coverings, walkways and decks. Currently, the HOA Board philosophy is to put enough money into the replacement fund to avoid special homeowner assessments when major projects are needed. The HOA Board makes a budget recommendation, which is adopted (or amended) at the annual HOA meeting.
Who is responsible for snow removal?
The HOA has a contract with Evergreen Landscaping for snow removal. You can expect the snow to be removed from your sidewalks when there is at least 2″. Expect the road to be plowed when there is at least 5″. If you have a problem with ice on your front step or sidewalks, there are several caches of SnowMelt scattered throughout the neighborhood. If you have an urgent requirement to get out before snow has been plowed, please contact any board member as soon as possible. Who is responsible for landscaping?
The HOA has a contract with Evergreen Landscaping for lawn care. The HOA also has contracts for tree pruning as needed. Please contact Landscaping Chair Kammi Eckhoff if you have concerns or questions about landscaping.
Trash, Recycle and Yard Debris Pickup
The HOA has a contract with RAM Waste Systems for our trash/recycle/yard waste hauler. The cost of a small trash barrel is included in HOA dues. Larger barrels, per the city’s Pay As You Throw program, are at higher rates and are at homeowner expense. The normal pickup day for trash/recycle is on Thursdays (yard debris pickup day is Friday), with the following exceptions for 2025: New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas, and New Year’s Day 2026; pickup is delayed by one day for those weeks. (No delays for holidays that fall on a weekend.) For information about what may be recycled curbside, please see the City of Fort Collins information page. Only recycle barrels on wheels are picked up. We are on Schedule B, with every other week pickup. December 2024 dates for recycle barrel pick up are the 12th and 27th (Christmas delay); January 2025 dates are the 9th and 23rd; February 2025 dates are the 6th and 20th; and so forth. Yard debris season is April to November. Yard waste is picked up weekly during the season. Guidelines for acceptable yard debris are being developed and will be shared soon; for now only leaves, grass, weeds, and twigs (<3″ diameter) are accepted, no plastic bags, no kitchen scraps and no animal waste. Our Ram contract is for routine materials, please work with Paul Eckhoff for changes to your barrel choices. If you need additional services, such as large bulk items or construction debris, those are at homeowner expense. RAM may be contacted directly at 970-226-3396. YARD DEBRIS IF YOU DON’T HAVE A DESIGNATED BARREL: You can bring yard debris (leaves, branches, etc, but NOT kitchen scraps) to the Evergreen trailer, parked in the vicinity of Units 6 and 10, on mowing days, usually Tuesdays.
